Babcock Ranch introduces new luxury gated neighborhood, Sawgrass Lakes
BABCOCK RANCH, Fla. (June 10, 2026) – Babcock Ranch has unveiled plans for Sawgrass Lakes, a new gated neighborhood highlighting premium design, elevated living and modern luxury with spacious single-family homes by award-winning Pulte Homes and Toll Brothers. Redefining the town’s next chapter of luxury living, the enclave will offer homes ranging from the upper $600,000s to $1.5 million with sales beginning this fall. Babcock Ranch, America’s first solar-powered town, is Southwest Florida’s fastest-selling community and is ranked fourth in the nation based on 2025 home sales.
With a main entrance off Saw Palmetto Parkway in Lee County, the first phase of Sawgrass Lakes includes 138 homesites, many overlooking a large lake and untouched nature preserves. Pulte Homes and Toll Brothers will offer a selection of luxurious homes showcasing stunning lakeside views with consumer-driven floor plans emphasizing premium finishes and features, chef-inspired kitchens, serene primary suites and outdoor living on covered lanais.
“Sawgrass Lakes represents the increasing demand for luxury homes in Babcock Ranch as affluent homebuyers seek a sense of community and a new way of living shaped by sunshine, sustainability and connection,” said town founder Syd Kitson, Chairman and CEO of Kitson & Partners. “As Babcock Ranch has grown, we have experienced higher demand from more affluent buyers who seek premium homes with high-end features, but also want access to Babcock Ranch’s lifestyle and amenities.”
Pulte Homes, one of the nation’s most recognized and trusted homebuilders for over 70 years, offers 66 homesites and expansive one- and two-story designs ranging from 1,850 to 4,494 square feet under air. Homebuyers will have a choice of thoughtful new-home collections featuring two to six bedrooms, two to five-and-a-half bathrooms and two- and three-car garages with options to personalize their homes.
A Fortune 500 company founded in 1967, Toll Brothers offers 12 floor plans across three collections and 72 homesites. Home designs span 2,221 to 4,000 square feet under air and provide three to five bedrooms, two to four-and-a-half baths and two- and three-car garages. Choices include single- and two-story plans with unique contemporary architectural details inside and out and sophisticated personalization opportunities.
Both builders are planning professionally designed model homes in Sawgrass Lakes. All homes are constructed to Florida Green Building Coalition standards for increased energy efficiency, water conservation and resiliency and have a full gig of fiber-optic connectivity.
A trailhead will connect to Babcock Ranch’s extensive trail network planned for over 100 miles and linking to a series of interactive themed parks, resident-only amenity centers and the town’s growing commercial opportunities, offering national and regional dining, retail, healthcare and beauty and professional services.
Both Pulte and Toll Brothers have long-standing connections to Babcock Ranch, successfully building out numerous popular neighborhoods. Pulte offers single-family homes in Verde, Northridge, Lake Timber and TerraWalk, while Toll Brothers sells low-maintenance villas and single-family homes in Regency, Babcock Ranch’s first neighborhood for active adults 55-plus, and the final luxury homes in Waterview.
Internationally recognized Babcock Ranch also offers luxury homes in existing resort-inspired neighborhoods and is planning additional high-end enclaves.
Sawgrass Lakes is one mile from Babcock Ranch Road/State Road 31 and a quick golf cart ride to downtown Founder’s Square, Crescent B Commons and The Shoppes at Yellow Pine. Babcock Ranch is currently constructing B Street, a vibrant walkable plaza with dining, retail, commercial, office and residential spaces amidst abundant green space expected to open toward the end of 2026. Construction of MidTown Marketplace, the town’s second Publix-anchored shopping center, is also well under way as is Florida Gulf Coast University’s state-of-the-art research campus.
Created by Kitson & Partners with the philosophy that smart growth and sustainability work hand-in-hand, half of Babcock Ranch’s footprint is set aside as greenways, parks and expansive lakes, providing recreation and scenic backdrops for homes and businesses. The town is planned for 20,000 residences and approximately 6,000,000 square feet of commercial space. Home prices range from the upper-$200,000s to $4 million.
Homebuyers can experience Babcock Ranch as a resident through the unique Try Before You Buy program, which recently expanded to eight homes available for two- to three-night stays. Participants have full access to pools, parks, trails, pickleball and community events and enjoy accommodations in a three-bedroom single-family home.
