470 year-to-date sales defy national, regional trends
BABCOCK RANCH, Fla. (May 12, 2026) – As homebuyers continue to prioritize lifestyle, resiliency and community, Babcock Ranch is carrying its national momentum through the spring with a record-setting start to the year. The solar-powered town recorded 470 sales from the start of the year through April, a 43.7% increase over the same period last year. The strong performance was fueled in part by the community’s highest monthly sales total to date, with 138 homes sold in March, the most since Babcock Ranch’s debut in 2017. April results further contributed to the town’s strong start to the year, with 96 homes sold.
The spring results continue Babcock Ranch’s upward trajectory following its ranking as the nation’s fourth top-selling master-planned community in 2025 by RCLCO and John Burns Research and Consulting. The community recorded 1,066 home sales last year, a 34% year-over-year increase, even as many top markets experienced modest declines.
“Babcock Ranch continues to attract homebuyers seeking quality, resiliency and a strong sense of community,” said Syd Kitson, town founder, chairman and CEO of Kitson & Partners. “Our performance this spring proves that sustainability continues to attract buyers in Southwest Florida.”
A newly released analysis by John Burns Research attributes the top-selling communities’ success to prioritizing lifestyle with high-quality amenities, access to strong schools, enhanced security, a mix of home styles appealing to multiple life stages, and a built-in sense of community and belonging.
Created by Kitson & Partners as an environmentally friendly community designed to weather storms through resilient infrastructure, sustainable design, elevation and location, half of Babcock Ranch’s 18,000-acre footprint is set aside as greenways, parks and expansive lakes, providing recreation and scenic backdrops for homes and businesses. The town offers over 100 miles of planned trails, themed recreational parks, collaborative workspaces and Founder’s Square, a regional destination that hosts food truck rallies, live music, farmers markets and signature festivals.
“More homebuyers than ever are choosing Babcock Ranch for its quality homes, sustainability and balanced approach to development that partners with the nature that surrounds us,” said Kitson. “Babcock Ranch continues to defy trends in the market with increased sales and market share in Southwest Florida. In a market where consumers have an abundance of choices, we see a general flight to quality happening.”
The John Burns report also emphasized affordability, inventory and incentives as key factors for sales. Over a dozen neighborhoods in Babcock Ranch offer condominiums, villas, townhomes, coach homes, single-family residences and custom homes with dozens of one- and two-story floor plans by regional and national homebuilders. Neighborhoods boast innovative resort-inspired amenities, including a water park with slides and a lazy river, golf, restaurants, lakefront clubhouses, sports courts, pools, playgrounds, fitness centers and event lawns. Quick move-in homes offer immediate occupancy.
“With so many home choices and amenities available, Babcock Ranch caters to an array of homebuyers,” said Kitson. “Today’s buyers are demanding the highest quality experience, and Babcock Ranch delivers that lifestyle and quality of life. Our residents enjoy a family-friendly town that provides a great overall value.”
Babcock Ranch continues to accelerate commercial growth with last year’s completion of The Shoppes at Yellow Pine, home to a mix of national and regional retailers and restaurants and the new Tampa General Hospital urgent care center. B Street, a vibrant walkable plaza featuring dining, retail, commercial, office and residential spaces amidst abundant green space, is currently under construction. Florida Gulf Coast University is building a state-of-the-art research center in MidTown, where construction for Babcock Ranch’s second Publix-anchored shopping center is well underway.
Created by Kitson & Partners with the philosophy that smart growth and sustainability work hand-in-hand, Babcock Ranch is planned for 20,000 residences and approximately 6,000,000 square feet of commercial space. Built to Florida Green Building Coalition standards, homes emphasize energy and water conservation and have a full gig of fiber-optic connectivity. Prices range from the upper-$200,000s to $4 million.
