Nation’s No. 4 top-selling master-planned community continues to outpace 2025 sales
BABCOCK RANCH, Fla. (Aug. 11, 2026) – The sales momentum continues at Babcock Ranch as more homebuyers discover a community and lifestyle designed for nature, community and connection. Mid-year sales through July reached 748 homes, representing a 29% year-over-year increase from 2025 and cementing the strongest opening half since the debut of America’s first solar-powered town in 2017.
The performance also propelled Babcock Ranch to No. 4 among the nation’s top-selling master-planned communities, as recognized on RCLCO Real Estate Consulting’s mid-year 2026 rankings. The town climbed three spots from its No. 7 mid-year ranking in 2025, reflecting sustained momentum as homebuyers continue to choose Babcock Ranch.
Each month this year has consistently outperformed 2025, including a milestone March with 138 sales – the most recorded in a single month. Babcock Ranch’s mid-year surge follows a historic high in 2025, when the town sold 1,066 homes, marking its strongest sales year to date. The town was one of only seven communities in the country to surpass 1,000 sales last year.
“Babcock Ranch continues to demonstrate that exceptional lifestyle, environmentally responsible design and built-in resiliency are a winning combination for today’s homebuyers,” said town founder Syd Kitson, chairman and CEO of developer Kitson & Partners. “Our strong mid-year performance reflects a growing appreciation for what sets Babcock Ranch apart—and the lasting value of a community designed with purpose.”
Sales in Babcock Ranch continue to buck recent national trends identified by the Harvard University Joint Center on Housing Studies. The research hub’s annual state of the nation housing report, released in June, revealed a housing market facing sluggish activity, decreasing demand and a slide in single-family construction starts.
New visitor traffic remains high with a steady stream of homebuyers visiting the Discovery Center in Woodlea Hall and the just-launched summer sale. Through Aug. 31, builders throughout town are offering savings on dozens of quick move-in homes in the most sought-after neighborhoods – ideal for homebuyers who can’t wait to embark on their Babcock Ranch lifestyle. Residences include single- and multifamily homes starting in the $220,000s to homes over $4 million.
Created by Kitson & Partners as an environmentally friendly community designed to weather storms through resilient infrastructure, sustainable design, elevation and location, half of Babcock Ranch’s 18,000-acre footprint is set aside as greenways, parks and expansive lakes, providing recreation and scenic backdrops for homes and businesses. The town offers over 100 miles of planned trails, themed recreational parks, collaborative workspaces and Founder’s Square, a regional destination that hosts food truck rallies, live music, farmers markets and signature festivals.
Over a dozen neighborhoods in Babcock Ranch offer condominiums, villas, townhomes, coach homes, single-family residences and custom homes with dozens of one- and two-story floor plans by regional and national homebuilders. Neighborhoods boast innovative resort-inspired amenities, including a water park with slides and a lazy river, golf, restaurants, lakefront clubhouses, sports courts, pools, playgrounds, fitness centers and event lawns. Quick move-in homes offer immediate occupancy.
Babcock Ranch also offers rental opportunities, including single-family homes in The Flatwoods and traditional apartments at Canopy.
Alongside its strong residential growth, Babcock Ranch is focused on increasing commercial opportunities following last year’s opening of The Shoppes at Yellow Pine, which offers a mix of national and regional retailers and restaurants, the new Tampa General Hospital urgent care center and their second onsite healthcare facility, TGMG Babcock Ranch. B Street, a vibrant walkable plaza featuring dining, retail, commercial, office and residential spaces amidst abundant green space, is currently under construction and planned for completion this fall. Florida Gulf Coast University is building a state-of-the-art research center in MidTown, where construction for Babcock Ranch’s second Publix-anchored shopping center is underway.
Created by Kitson & Partners with the philosophy that smart growth and sustainability work hand-in-hand, Babcock Ranch is planned for over 20,000 residences and approximately 6,000,000 square feet of commercial space. Built to Florida Green Building Coalition standards, homes emphasize energy and water conservation and have a full gig of fiber-optic connectivity. Prices range from the upper-$200,000s to $4 million.
